Farm House with Holiday Cottage or annexe.
A few minutes walk from ORGIVA, with its shops, bars and restaurants, the houses lie in the beautiful and peaceful valley of the Rio Chico.
The houses are situated amidst stone walled orchards of oranges and olives.
Starting from the ruins of an ancient stone farm a local architect and interior designer created this delightful home and guest cottages in a traditional style, with modern comforts.
The back porch
The houses were architecturally designed for comfort and quirkiness and to split the areas up for complete privacy for each of the cottages. This was started in 2000 and now the gardens have matured and the cottages are very private to each other.
The main house is a very comfortable house to live in and is big enough for a family. The walls are made of stone downstairs to cool in the summer and very warm in the winter so heating and cooling bills are a minimum. There is internet connection and land phone line installed and separate mains electric supply. As the property is in rural land the local taxes for the properties amounts to less than a 100 Euros per year. The water is metered and is also minimal per annum.
The main house has a main entrance door leading into a hall way with downstairs WC and turret stairs leading to the first floor. The ground floor hall leads into the main living area with a separate office space which has patio doors leading to the covered terrace.
Through the living room you reach the large kitchen/dining area and following on through to the utility room with sinks and washing machine outlet and the back entrance with porch attached.
Upstairs is a landing with second bedroom to the right and shower room opposite. This bedroom has a balcony with a south facing view. Along the hall is a doorway leading to walk in wardrobe and a large family bathroom with corner bath and south facing balcony. To the right of the wardrobe area is the large master bedroom with west facing balcony. Off the master bedroom is a third bedroom/dressing room.
The top floor of the house has a double brick skin for insulation and the master bedroom has a/c & heating installed. All windows and doors have fly screens fitted.
Around the house is a tiled patio area leading to the gardens, car parking areas and paths to the two guest cottages, which are on opposite sides of the main house.
Genuine reason for selling is that we need to help look after ageing relatives and cannot be in two places at once.
The price includes all furnishings for the guest cottage and an up to date database of all current and past clients.
Accounts can be seen of income and expenditure.
We have bookings for both cottages for the 2016/17 season and so an income can be made directly.
The garden comprises of approx. 2,000 metres squared of land with large swimming pool and separated into two private areas.
The garden consists of lawns, vegetable plots, flower beds and various trees. The trees that are established include olive, almond, orange, lemon, lime, cherry, mandarin, avocado, fijoa, castus agnes, kumquat, kaffir lime, bay and wisteria. There are also lemon grass plants and other herbs and a spectacular array of different bamboos.
The olive trees produce approx. 35 litres of olive oil per year. The almonds have a yearly supply of nuts and the oranges, lemons and lime trees produce enough of a crop to keep us in juice and fruit for most of the year. The two cherry trees provide several kilos of fruit annually.
The bamboos shade the garden and block off the different garden areas.
The property is allowed two hours of water per week from the acequia system which is the snow melt from the mountains and this is enough to water the garden and fill up the pool each week. If it runs short during the summer then there is pumped water from the underground communal well.
All waste water from the two houses goes onto the gardens directly to help water the different areas and helps to keep the lawns green throughout the summer months.
The pool has it own pump with an aquatronic system which keeps the water free from bacteria without having to use chemicals.
The houses have separate entrances and car parking spaces – in total there is space for 5 cars on the property and there are extra spaces next to the houses for more.
The garden is walled and fenced all around and a private track surrounds two sides of the property. The third side has the track up to the next village but is cut off north from the property so only local traffic drives by. The north side of the garden faces onto a terrace of land which is used for agricultural purposes for growing vegetables and is covered with olive, almond and orange trees. No one resides on this land.

We advertise on our individual website www.elnido.co.uk and is well ranked in google. We also pay for two adverts for each cottage on www.ownersdirect.co.uk and the only other payment made is for www.pawsabroad.co.uk which is a website for properties that allow pets. With this amount of advertising we seem to get enough bookings per year to make the business profitable and have lots of repeat business.
The cottage is open for business all the year round; the pool is kept available to use throughout. The cottage is booked week by week but occasionally in the winter months we can have monthly lets. The bookings are normally by email and all the associated paperwork is done via email or facebook and occasionally by phone or letter. A non returnable deposit is paid at the time of booking and a month before arrival the balance. At least 90% of bookings are made by English speaking people.
Throughout the year the cottage is maintained – any small jobs are done when the changeover of guests take place and then the painting and decorating has to take place in the low season. Also the roofs get painted every other year as they are flat and with the special roof paint you can buy they do not leak. Any major jobs needed get done when the cottage is empty.
Bot houses have their own electric supplies. El nido has access to the internet via our own internet connection. There are water pumps and storage tanks on the water lines that come into the cottages so if the water is cut there is backup. El Nido and the main house share a solar panelled hot water system which heats the water.
El nido comes fully furnished and ready to carry on with the guest business so nothing is needed to buy. The bedding and towels are changed every couple of years. There is also backup supplies of catering equipment in case anything gets broken so things can be replaced straight away.
The cottage sleeps up to 5 in each and there are also cots and high chairs for babies so a family can stay without having to bring any equipment and we also have 2 car seats.
